HOW DO I BUY?
STEP 1
Payment Methods
-Properties under $5,000: We take credit, debit, or Affirm. (Affirm is a Buy Now Pay Later service that lets you pay in installments.) You will see all three payment options at checkout. We can't guarantee that you'll be approved for Buy Now Pay Later because that's up to Affirm and not us, but you can select the option and follow the prompts. If you've used Affirm before you're more likely to be approved again.
-Properties over $5,000: Credit, debit, or direct bank payments (using your routing and account number, which is also called an "ACH" or "eCheck" payment). If paying by card, you will have the option to split the payments between multiple different cards.
STEP 2
Checking Out
-Properties under $5,000: Within each listing there is a short form for you to fill out, so that we can correctly prepare the deed paperwork. After you fill out the form, you'll be redirected to a secure (encrypted) checkout page. You'll get an email receipt for your records. (All sales tax is included, and we do NOT charge a "document prep fee" like many other companies. The listing price for every property is the full amount you will pay.)
-Properties $5,000 - $30,000: A deposit is due to reserve the property. The remaining balance is due within 1-3 days depending on the price of the property. (See individual listing for details.)
-Properties over $30,000: Closing will be via title company and escrow payment. See individual listing for details, all of the Steps 1-4 work a little bit differently with title company closings.
STEP 3
Deed Paperwork
-For properties under $30,000: We prepare and notarize Deed paperwork. Some counties require us to physically mail them paperwork, and other counties allow us to file the paperwork electronically - at the bottom of each individual listing page we explain what the process will be for that specific property. We will notify you once this step is complete.
STEP 4
Your New Deed
The county will process the Deed - this is called "recording the deed". After they've recorded it, you will receive a copy of the Deed (either in the mail, or via email, depending on the county.) Typically this process takes a few weeks from the time you purchase the property. You are free to use the property IMMEDIATELY however, you do not need to wait for the Deed. Your receipt will be your proof of purchase until the Deed is ready.
